One week’s delay on facades pushes the handover back, notaries must be re-contacted, buyers are dissatisfied — and off-plan penalties accumulate. The facade package is often on the critical path. QUASART factors this in from the quotation stage.

An unresolved defect in the snagging or guarantee period entitles a buyer to withhold their balance, issue a formal notice, sometimes a legal claim. On the building envelope, defects are visible — and buyers look. QUASART delivers defect-free.

You sold off-plan and from 3D visuals. On the day of handover, the facade must match. QUASART produces its own 3D renders before construction, approved with you, then executes to the centimetre.

What is your experience with off-plan residential operations?

QUASART works on development schemes ranging from small blocks (8 units) to multi-block residential estates. We understand the specific off-plan constraints: commercial milestones, stage payments linked to progress, phased handovers, and managing defects with multiple simultaneous buyers.

How do you guarantee facade compliance with the marketing visuals?

Our 3-step process: (1) marketing visuals read at the quotation stage, (2) QUASART 3D renders produced and approved by you and the architect before any order, (3) weekly progress photos cross-referenced with the approved visuals.

What happens if your package delays the handover?

Any issue likely to impact your schedule is flagged within D+1 — never at the site meeting. We distinguish issues attributable to our package from external delays. Contractual delay penalties attributable to our package are accepted.

Are your insurance certificates transmittable to notaries?

Yes, systematically and promptly. Ten-year guarantee, professional liability, social attestations — all in the format required by notarial practices. A complete digital dossier is maintained and kept up to date.

Do you work on schemes across the Greater Region?

Yes. Luxembourg-based company, active intra-community VAT, posting declarations managed for France and Belgium. Compliance with local thermal regulations (RE 2020 in France, GPE in Luxembourg).

Can you handle separate packages on a single scheme?
