ETICS — Towers & offices
External thin-render insulation with high-density rockwool — adapted response to fire, acoustic and height constraints of European-plateau buildings.
ETICS, ventilated facades, acoustic insulation — QUASART insulates office towers, hotels and residences on the European plateau. High requirements, institutional specifications. Head office in Crauthem, L-3327.
Kirchberg concentrates a unique density in Luxembourg: the European Central Bank, the European Investment Bank, the Court of Justice of the European Union, banking headquarters, office towers, high-end hotels (Hilton, Sofitel), the Philharmonie and Kinepolis coexist with premium new residences. Each building imposes its own specifications — acoustic for hotels, enhanced thermal for institutions, environmental certifications for private developers.
External ETICS insulation remains the most relevant solution for towers and large volumes, with high-density rockwool to meet fire and acoustic requirements. On ventilated facades (cladding plus mineral insulation), QUASART works in close coordination with thermal design offices and architects. For new projects targeting BREEAM or DGNB certification, we favour STEICO wood-fibre systems or ETICS with very low carbon footprint.
Our head office in Crauthem (L-3327) is 5 minutes from the Kirchberg plateau. We intervene quickly across the whole district — Forum Kirchberg, Parc Kirchberg, European School surroundings, Philharmonie and Auchan areas. Logistics fully adapted to dense-zone delivery constraints: time slots, secure access, SPS coordination.

STEICO wood fibre in external insulation — thermal performance, very low carbon footprint, concrete arguments for BREEAM and DGNB certifications sought by developers.
Cladding on framework with mineral insulation dissociated from the outer skin — high-end solution for Kirchberg institutions and hotels, simplified maintenance.
High-performance acoustic linings for offices, meeting rooms and hotel bedrooms — Knauf glass wool plus phonic plasterboard.
Des aides financières existent au Luxembourg pour les travaux d’isolation. Le programme myenergy (Klimabonus) peut couvrir une partie de votre investissement selon les critères d’éligibilité en vigueur. Consultez myenergy.lu pour connaître votre situation.
myenergy.lu →Office towers in Kirchberg impose three simultaneous constraints: thermal performance (R ≥ 3.7 m·K/W on external walls), fire resistance (minimum A2-s1,d0 classification over full height > 28 m) and acoustic attenuation of urban noise. The reference solution combines ETICS with 140 kg/m³ high-density rockwool plus reinforced mineral render, or a ventilated facade with dissociated rockwool. QUASART sizes each system with the project fire engineer and thermal specialist.
QUASART works regularly on the Kirchberg plateau, including in the immediate environment of European institutions. Our procedures integrate access constraints (time slots, site badges, SPS coordinators), impeccable site conduct and compliance with regulatory obligations (safety, environment, nuisance). Our teams are accustomed to institutional specifications and control visits.
Yes. Bio-based ETICS systems — STEICO wood fibre leading the way — deliver concrete credits in BREEAM (Materials and Pollution categories) and DGNB (environmental impact LCA) frameworks. Wood fibre has a negative carbon balance over the manufacturing phase (CO2 storage), lambda ≤ 0.038 W/m·K, and certified durability exceeding 50 years. QUASART works with environmental design offices to document each material choice.
In Luxembourg, new buildings meet the AAA energy class (low consumption and very low CO2 emissions). Concretely, this imposes R ≥ 5.0 m·K/W on external walls, R ≥ 7.0 m·K/W on roofing, and systematic treatment of thermal bridges. For Kirchberg tertiary projects aiming for premium certifications, QUASART commonly designs ETICS of 200 to 240 mm thickness.
The cost of ETICS on a high-rise building varies between 180 and 320 €/m² depending on insulation (high-density rockwool, reinforced graphite EPS), thickness (160 to 240 mm), access equipment (aerial platforms, suspended scaffolding, rope access) and finishes (smoothed mineral render, varied grains, pigments). Certified new buildings regularly reach 250-320 €/m² all in. Accurate pricing after project study.
The Kirchberg plateau is planned by the Fonds Kirchberg (public body) which imposes a strong architectural framework on new projects — massing, materials, ground-floor treatment, public spaces. Any facade modification on an existing building requires a building permit and often consultation with the Fonds Kirchberg. QUASART supports owners in these procedures upstream of pricing.
Hotels (Hilton, Sofitel, Sofitel Le Grand Ducal) combine thermal requirements, enhanced acoustics (insulation between bedrooms and from external noise), high-end aesthetics and fire resistance. QUASART combines high-density rockwool ETICS on the external envelope plus Knauf glass-wool acoustic linings internally. Ventilated facades in natural stone or high-pressure panels enable a strong architectural signature.
