QUASART in Belval — facades of excellence

Belval is Luxembourg’s most ambitious urban regeneration project: 120 hectares of former steelworks site transformed since 2002 into a mixed university, residential and tertiary district. The Cité des Sciences hosts the Maison du Savoir, Maison du Nombre and Luxembourg Learning Centre — signature buildings by Baumschlager Eberle, Stéphane Beel and Witry & Witry among others.

The district’s architectural identity — industrial heritage reinterpreted — favours contemporary materials with strong expressivity: large-format Equitone and Trespa Meteon fibre cement panels, Reynobond aluminium composite cassettes, anthracite pre-patinated zinc, Trespa HPL laminated panels, board-marked concrete cladding. The preserved blast furnaces (HF6, HF7) have become heritage emblems and impose a steel-corten chromatic coherence on adjacent new-builds.

QUASART has been active in Belval since 2018 on new-build schemes — student residences (Cité Universitaire), tertiary buildings (Belval Plaza, Square Mile), high-end residential — in collaboration with main developers (Agora, Immobel, BPI Real Estate, Iko Real Estate). Our expertise covers large-format installation, logistics coordination in dense areas, and tight multi-building phasing.

Based in Crauthem, we reach Belval in 12 minutes via the A4 motorway. Our geographic proximity is a decisive operational advantage for Belval projects: frequent on-site visits, direct coordination with site managers, narrow material delivery windows, and ability to mobilise additional crews during peaks.

FAQ

Frequently asked questions — Belval

Yes. We regularly collaborate with the district’s main developers (Agora, Immobel, BPI Real Estate, Iko Real Estate) and with the main contractors active on Belval sites (Tralux, CDCL, Costantini, Soludec) — as subcontractor or co-contractor. Our crews are accustomed to the district’s phasing and coordination constraints.

Belval projects favour four families: large-format fibre cement (Equitone Tectiva, Trespa Meteon) on student residences and tertiary buildings, aluminium composite cassettes (Reynobond, Alucobond) on corporate headquarters, anthracite pre-patinated zinc (VMZINC) on signature elements, Trespa HPL panels on hybrid buildings. QUASART masters all these systems.

For a Belval new-build, expect €220-450/m² installed depending on material: ~€220-280/m² for large-format Equitone fibre cement, €280-360/m² for aluminium composite cassettes, €280-360/m² for VMZINC zinc cassettes, €380-500/m² for natural stone. Includes insulation, aluminium subframe and installation. Detailed quote after site visit — every project is studied individually.

Yes. We work as subcontractor on Belval university programmes — extensions, refurbishments, new buildings. Proximity to Esch-sur-Alzette enables fast intervention and coordination with the specific requirements of public tenders and architectural competitions.

Klimabonus mainly targets energy renovation of existing buildings. New-build schemes in Belval fall under Luxembourg’s mandatory A++ energy class for new construction since 2017. Co-owners of existing Belval residential schemes (delivered 2010-2018) can however benefit from Klimabonus for thermal renovation works. Visit myenergy.lu for your situation.
